The Avenues at Highfields is a new 550 lot residential estate designed around the principles of new urbanism.  The project incorporates tree-lined avenues with a clear and legible street network and significant parklands.  The lot mix includes rear-loaded laneway terraces and lots fronting formal parklands, designed to include a variety of deciduous and flowering tree species traditionally used in Toowoomba and along the Range.

Design

  • Establishment of precinct-wide master plan with a variety of street and lot typologies
  • Establishment of feasibility case to present to Toowoomba Council regarding use of many non-standard development details to meet new urbanism principles - including four-way intersections and  non-standard road reserves and corner truncations
  • Preparation of presentation material including masterplans for Council review

Planning

  • Establishment of project wide landscape planting and materials palette, including project street tree masterplan and landscape guidelines for individual lot landscaping
  • Preparation of species lists based on local nursery availability
  • Concept designs for formal parklands

Surveying

  • Technical expertise provided into estate design to maximise lot yield and quality
