The previously abandoned and derelict Seven Hills TAFE is undergoing a transformation, with Clearview Urban Village beginning to take shape.
The site, purchased by the Heran Building Group in 2011, will feature more than 400 new dwellings and a 100-bed aged care facility once completed, and has been designed to cater for a range of buyers.
Heran Group development manager Peter Honeyman said Clearview Urban Village would stand out as one of Brisbane’s most significant urban village projects, located close to Brisbane’s entertainment hubs, sporting grounds, schools and transport.
“It will boast 10 distinct precincts across the nine-hectare site and has been designed to cater for a broad cross-section of the community with a variety of housing options, large parklands and community facilities,” he said.
A number of the pre-existing TAFE buildings have already been transformed into a Community Hub Precinct that boasts a 100-seat indoor theatre and an 80-seat outdoor amphitheatre that Heran has gifted to the Brisbane City Council.
“We will also convert a precinct into an aged care facility that will form part of the mix of residential dwellings including detached homes, townhouses and apartments,” he said.
“The Clearview development shows it is possible to bring new developments to the inner city that enhance the standard of living of not just those who choose to live there but the broader community.”
Wolter Consulting project developer Ryan Maclellan said Clearview Urban Village showcased all the elements of good development.
“Clearview Urban Village ticks all the boxes, Mr Maclellan said. “What was previously a run-down educational facility will soon be a vibrant social and recreational hub serving the local community for many years to come.
“The architectural design was focused on protecting existing vegetation and incorporates a mix of new parks and dedicated bushland areas into the site.”
Mr Honeyman said they had worked tirelessly to ensure the development added value to the local area without detracting from the natural bushland environment that already existed on the site.
“Clearview is just a stones throw from the Seven Hills Bushland Reserve,” Mr Honeyman said.
“We have incorporated several access points across the development so residents can enjoy the more than 50 hectares of natural bushland on their doorstep.”
Once complete, Clearview Urban Village will feature 13 house and land packages, more than 80 two and three storey terrace villas and a mix of one, two and three bedroom apartments.
Currently stages one and two of the house lots have been completed, with 80 per cent sold. Stage one consists of two and three storey townhomes in a 17 lot development priced from $604,900. Stage two consists of six large, three storey terrace homes from $636,900. Each development has its own exclusive pool.
